Q. Should I find a builder before or after I purchase a lot?
A. If possible, you should consult with a builder before purchasing a lot. The building lot can determine the type of house you build as well as the cost. Do you have your heart set on a walk out basement? That design feature may not be possible on a given site. Do you know how big the building envelope is and where it is located on the lot? That information will impact the size of the house and whether you can add a garage or even a wrap-around porch. Do you know where the utilities are located and the estimated cost of running utilities to the house site? This could have a significant impact on your budget.
Walking the lot with a builder will give you a better understanding of the advantages and disadvantages of a property before you buy.
